Our latest industrial dilapidation project at Hurricane Way, Leeds - a 550,000 sq ft facility reinstated to its pre-lease condition. Delivered through Early Contractor Involvement (ECI) alongside an exceptional client, architect Spawforths, and engineer Alan Wood & Partners, the project met exacting standards, tight timelines, and complex requirements with precision and professionalism.

During strip-out, 3,000 m² of Joloda flooring and 7,500 metres of heating pipework, including a mezzanine, were carefully removed. Achieving ESG goals, 68.7% of materials were recycled, 29.3% recovered, and just 2% sent to landfill, minimising environmental impact and preparing the warehouse for reinstatement.

During the internal phase, 32,000 core holes were drilled and reinstated, 155 slabs repaired, 23,000 line markings removed, 55 dock levellers restored, and 40 steel columns painted. All works were completed within three months while operating safely in a live environment, showcasing strong coordination and expertise.

During the external phase, 11,000 sqm of cladding was cleaned and repaired, hardstandings refurbished, and new line markings applied. Roofing works included installing 2,600 metres of mansafe system, 1,200 metres of edge protection, and four access towers for gutter cleaning. Doors and roller shutters were also reinstated.
